Selling at a Declared Price
To be able to set a declared price, a comparative market analysis is completed, this looks at the current Government Valuation and compares similar properties and recent sales in your area. If the price is too excessive it can react against the marketing process, buyer's are not attracted to overpriced property, because other homes offer better value to them. It is important that your initial asking price is realistic.
Selling without a Price
There are four ways of marketing a property without a declared price, and this is now becoming a more effective way to sell a property. The value of the property can be determined by the market, which will remove any price barriers, ensure a wider range of people view the property.
- Price Range
We are finding this method very effective to quantify the actual value of the home. It allows buyers to offer what they consider realistic, but also sellers the opportunity not to limit the upper value of the home.
- Open Tender
This method allows you to simply offer the property to the market without a price but quoting a price range and request offers for consideration. It does not a have a close off date, which in some circumstances can restrict the decision making process.
- Closed Tender (if not sold prior)
This is an effective method of sale when the property may have unusual features which are difficult to value and price comparisons are not easily obtainable. The program runs for a defined period usually 4 weeks with tenders closing on a specific date, which ensures all marketing efforts and interest are finalised. The offers submitted can be considered, re-negotiated and accepted to the owners satisfaction.
- Auction (if not sold prior)
Auction is the most effective way to ensure the property will sell for the fullest market value, in a controlled marketing period, ensuring an unconditional sale. The auction process creates, stimulation, excitement and competitiveness amongst buyers to create the best price the market is prepared to pay on the day. It provides competition in an open forum.
